- Oversee day-to-day Rankin Road facility operations, including scheduling, escorting maintenance vendors, and performing inspections.
- Provide project management support for maintenance and tenant improvement projects.
- Track and trend facility maintenance spend and provide metrics to executive leadership.
- Perform risk-based asset management using a criticality-based hierarchy.
- Develop capital expenditure requests for assets beyond economical repair and present recommendations to executive leadership.
- Review quotes and invoices for accuracy, including identifying and challenging inflated markups on materials, equipment, labor, and scope of work.
- Monitor the internal ticketing system and maintain accurate data in the Computerized Maintenance Management System (CMMS).
- Manage third-party maintenance providers and related service partners for day-to-day operations.
- Perform vendor management functions to include, vetting, onboarding off boarding, and vendor grading.
Requirements
- Minimum of four years of experience in facilities management or maintenance.
- Working knowledge of building construction and building systems, including HVAC, pneumatic controls, electrical, and fire protection systems.
- Ability to read and interpret operating instructions, maintenance procedures, drawings, blueprints, and safety rules.
- Experience with contract management, procurement, janitorial services, grounds maintenance, and pest control.
- Proficiency with computerized maintenance management software (CMMS).
- Associate degree in a construction or maintenance related field.
