The Assistant General Manager, under the direction of the General Property Manager in managing all aspects of a high-rise senior living community in accordance with the goals, policies, and procedures of Polinger and the building owners and HUD. The position requires exceptional customer service, organization, and written/ oral communication skills. Main Responsibilities Assistant Manager must communicate effectively with General Manager, residents, other staff members and vendors. Supervise monthly rent collection, late notices, deposit accounting, annual rent increases, and lease renewals. Maintain a high standard of customer service and resident retention. Ensure timely rent collection. Complete re certifications on time. Pull EIV reports for residents in the correct periods. Pull needed EIV property reports. Oversee and approve all lease-related paperwork in an accurate and timely manner and audit resident accounts and files. Process and transmit all paperwork VHDA, TRACS and HUD. Maintain resident files in accordance with HUD and Virginia Housing. Process move- outs move ins and any adjustments to rental amounts in a timely fashion. Keep General Manager and staff informed of any recent updates Help maintain a stable and conducive work environment for all staff. Maintain a professional and courteous attitude toward all residents, property staff, vendors, and the public. Help motivate, team, and assist with the growth of team members. Assist with renting of the apartments and maintaining the waitlist and complete all follow-ups, as required by HUD. Ensure the resident files are secure and security is maintained. Attend resident events. Requirements Minimum 5 years of HUD and or Tax Credit background. Bachelor's degree, ARM@, CPM@, or CAM@ certification preferred. Proficient in Microsoft Excel and Yardi software. Excellent organizational skills: the ability to prioritize tasks, multitask. Ability to conduct oneself in a professional manner and to effectively communicate with all levels of management, residents, owners, vendors, and community staff. Competencies Communicate effectively both verbally and in writing, utilizing spellcheck to minimize grammar and spelling errors. Maintain a calm demeanor in emergency situations Physical abilities/Working Conditions: Prolonged walking and standing.
