COMPENSATION : Pursuant to Colorado regulations, if this job is performed in Colorado , the salary range is $120,000 -$143,300 plus comprehensive and lucrative performance bonus potential. Position Summary

The Director, Facilities plays a key role within the Facilities Department, leading initiatives that support Cardinal Group’s strategic objectives. This role requires a highly organized, analytical, and results-driven professional who can manage complex workflows and collaborate across teams. Reporting to the VP, Facilities Services, the Director, Facilities will work from our home office and will travel at least 50%, as needed.

Key Responsibilities

  • Provides leadership and development opportunities to the Facilities team.
  • Creates and maintains appropriate training and development to establish career paths in collaboration with other applicable departments.
  • Assist in developing and maintaining Cardinal’s maintenance standardization program for all communities, including safety programs.
  • Develops and maintains the ongoing administration of a preventative and predictive maintenance program.
  • Assures adherence to OSHA standards, federal, state and local laws and applicable company policies and procedures.
  • Develops, implements, and monitors the effectiveness of maintenance programs. Accountable for maximizing revenue, controlling expenses, and improving resident satisfaction.
  • Keystone maintenance dashboard oversight to ensure property complies with Cardinal’s maintenance operations (i.e., purchase orders, make readies, work orders, turn management etc.).
  • Provides technical expertise and develops training programs for facilities and maintenance personnel in areas such as mechanical, electrical, HVAC systems, plumbing, general construction, elevators, pools, fire & life/safety equipment, building automation systems and other pertinent building systems.
  • Establishes safety processes in compliance with OSHA standards and other applicable laws.
  • Assists property management personnel with the implementation of various operational programs including but not limited to training, demand side energy conservation, preventative maintenance, workflow direction, and vendor management.
  • Recommend, develop, execute, and monitor all capital and non-routine improvement needs and projects.
  • Provides technical expertise and develops scopes of work for assigned capital projects.
  • Facilitates and conducts annual inspections and assessments to identify conditions, needs and budget expectations.
  • Ensure safe working practices are being followed by all maintenance staff in relation to proper equipment handling and safety practices.
  • Identify and research common life safety issues, ensuring these issues are corrected in a timely manner by sites and implement operational polices to limit their occurrences in the future.
  • Assist with developing, customizing, and implementing Cardinal’s Preventative Maintenance Program on a site-by-site basis to ensure that repairs are minimized and to improve the community’s operating efficiently to maintain Cardinal and regulatory standards.
  • Assist with interviewing new hires, as requested.
  • Must be available to assist and coordinate on-call functions in response to emergency situations such as fire, flood, severe wind damage, ice damming, security breach, and as directed by supervisor.
  • Perform other duties as assigned by the Vice President, Facilities Services, or other senior leadership.

Qualifications

  • College graduate preferred, or an equivalent combination of education and professional experience.
  • At least 8 years of previous facilities management and supervisory experience, preferably within the student housing or a similar multi-family sector.
  • Demonstrated knowledge working with both vertical and horizontal buildings and high-rise boiler and chiller systems.
  • Strong problem-solving skills.
  • Willingness and ability to travel at least 50% in a year.
