Senior Commercial Property Manager - Class A Office Portfolio

$130,000.00 + 20% Bonus + $40K in Stock Options (alloted 1st day of employment)

Location: Columbia, Maryland Business Model - onsite Monday -> Friday

Position Summary

We are seeking an experienced Senior Commercial Property Manager to oversee a portfolio of Class A office properties while leading and developing a team of Property Managers, Assistant Property Managers, and support staff. This role requires a strong operational and financial leader who can drive asset performance, tenant satisfaction, and portfolio profitability through proactive management, strategic planning, and exceptional client service.

The ideal candidate possesses deepmercial real estate experience, advanced financial acumen, and a proven ability to manageplex budgets, CAM reconciliations, forecasting, and tenant relationships within an institutional-quality office portfolio.

Key Responsibilities

Portfolio Management

Oversee the day-to-day operations of a portfolio of Class A office assets, ensuring properties are maintained to the highest standards.

Develop and execute property-specific operational strategies that align with ownership objectives.

Build and maintain strong relationships with ownership groups, asset managers, tenants, vendors, and internal stakeholders.

Conduct regular property inspections and ensurepliance with all lease obligations, building standards, and regulatory requirements.

Partner with Leasing and Asset Management teams to support tenant retention, renewals, and occupancy goals.

Financial Management

Prepare, manage, and oversee annual operating budgets and capital expenditure plans.

Perform monthly financial reviews, including analysis of ie statements, balance sheets, accruals, and general ledger activity.

Lead monthly, quarterly, and annual forecasting and reforecasting processes.

Analyze and explain budget-to-actual variances, identifying trends, risks, and opportunities for ownership.

Review and approve invoices, coding, accruals, and accounts payable activity.

Monitor and maximize operating efficiencies while maintaining service excellence.

Prepare and present detailed financial reporting packages to ownership and executive leadership.

CAM Reconciliations & Lease Administration

Oversee annual Common Area Maintenance (CAM), Operating Expense, and Real Estate Tax reconciliations.

Ensure accurate recovery calculations andpliance with lease provisions.

Partner with Accounting teams to resolve reconciliation discrepancies and tenant inquiries.

Review lease abstracts and ensure operational and financialpliance with lease obligations.

Collaborate with Leasing and Legal teams regarding lease interpretation and tenant matters.

Team Leadership

Lead, mentor, and develop a team of property management professionals.

Establish performance expectations and provide coaching to support professional growth.

Conduct performance evaluations and succession planning activities.

Foster a collaborative, accountable, and customer-focused culture across the portfolio.

Capital Projects & Vendor Management

Oversee capital improvement projects, tenant improvements, and building upgrades from planning throughpletion.

Manage vendor relationships, contract negotiations, bidding processes, and service agreements.

Ensure projects arepleted on time, within budget, and in accordance with ownership expectations.

Monitor vendor performance and service-level agreements.

Tenant & Client Relations

Serve as the primary escalation point for tenant concerns and operational issues.

Conduct tenant meetings and maintain a proactive tenant engagement strategy.

Deliver exceptional client service through timelymunication, reporting, and issue resolution.

Support ownership presentations, annual business plans, and strategic portfolio reviews.

Systems & Compliance

Utilize Yardi for financial reporting, budgeting, forecasting, lease administration, and property operations.

Maintain accurate property records and reporting within Yardi and other management platforms.

Ensurepliance withpany policies, lease requirements, insurance standards, safety regulations, and local building codes.

Support annual audits and ownership reporting requirements.

Qualifications

Bachelor's degree in Business, Finance, Real Estate, Accounting, or related field preferred.

7+ years ofmercial property management experience, including management of Class A office properties.

Previous experience leading and developing property management teams.

Strong understanding ofmercial lease structures, CAM recoveries, operating expense reconciliations, and tenant billing.

Advanced financial management experience including:

Budget preparation and management

Accrual accounting

Forecasting and reforecasting

Variance analysis

Financial reporting and ownership presentations

Experience managing capital projects and vendor contracts.

Proficiency with Yardi required.

Strong working knowledge of Microsoft Excel, including financial modeling and reporting.

Professional designations such as CPM, RPA, CCIM, or similar are highly desirable.
