This position requires a mature, professional, and dependable manager who understands apartment operations, leasing, collections, resident relations, staff oversight, and the daily responsibilities involved in improving and stabilizing a multifamily property. We are looking for someone who can step in quickly, take ownership, create structure, and produce real results.

The ideal candidate will have prior experience managing apartment communities and must be comfortable handling delinquency, collections, leasing, resident issues, maintenance coordination, vendor communication, reporting, and overall property operations. This is a hands-on position for someone who is not afraid to jump in, lead by example, and hold both residents and staff accountable in a professional manner.

We need someone with excellent people skills, strong follow-through, and the confidence to communicate effectively with residents, prospects, vendors, employees, and ownership. The right person will be organized, calm under pressure, firm when needed, and focused on improving the property, increasing occupancy, reducing delinquency, and creating a more positive community environment.

Responsibilities include, but are not limited to:

Managing the day-to-day operations of the apartment community.

Leading leasing efforts to increase occupancy and reduce vacancy.

Following up with prospects, conducting tours, processing applications, and ensuring strong leasing activity.

Overseeing rent collections, delinquency follow-up, payment arrangements, notices, and resident communication.

Working closely with ownership and management to clean up collections and improve overall financial performance.

Monitoring resident accounts, ledgers, move-ins, move-outs, renewals, and lease compliance.

Handling resident concerns, complaints, and disputes professionally and effectively.

Creating a positive office environment while maintaining accountability and structure.

Coordinating with maintenance staff and vendors to ensure work orders, make-readies, turns, and property needs are being addressed.

Tracking unit availability, make-ready progress, leasing traffic, renewals, and occupancy goals.

Ensuring resident files, leases, notices, applications, and property records are properly maintained.

Supervising property staff and helping create a team that is productive, accountable, and resident-focused.

Assisting with marketing, outreach, resident retention, and leasing strategies.

Using Yardi or other property management software for resident accounts, leasing, reporting, work orders, and collections.

Preparing reports and communicating regularly with ownership/management regarding property performance, challenges, and progress.

Qualifications:

Prior apartment property management experience is required.

Strong leasing and collections experience is required.

Must understand rent collection, delinquency follow-up, notices, resident ledgers, and basic property financial performance.

Must have strong leadership, communication, and people skills.

Must be mature, professional, dependable, and able to take ownership of the property.

Must be able to handle resident issues calmly, fairly, and professionally.

Must be organized, detail-oriented, and able to multitask in a busy office environment.

Must be comfortable holding residents, vendors, and staff accountable.

Yardi or other property management software experience is strongly preferred.

Bilingual English/Spanish is a plus.

Must have a positive attitude and be willing to jump in wherever needed.
