Position Summary
The Leasing Manager oversees all aspects of leasing and marketing at the property. This role partners closely with the Community Manager to establish leasing goals, execute marketing strategies, and drive occupancy.
This position is responsible for leading the leasing team, ensuring strong leasing performance, and maintaining positive resident relations.
Essential Duties & Responsibilities
Strategic Leasing Management
- Maintain consistent onsite presence
- Ensure leasing techniques are effective and follow-up procedures are executed
- Oversee lease documentation accuracy and reporting systems
- Audit lease files for compliance with policies and procedures
- Address resident concerns to support satisfaction and retention
- Develop and execute resident retention initiatives
- Actively show and lease units to prospective residents
Marketing Management
- Assist with annual marketing plan and budget development
- Execute outreach campaigns and traffic-driving initiatives
- Monitor leasing and renewal performance
- Coordinate leasing events and promotions
- Maintain strong knowledge of market conditions and competitors
- Conduct weekly market surveys
- Utilize strategies to increase traffic and achieve occupancy goals
Personnel Management
- Support hiring, training, and development of onsite team members
- Provide ongoing coaching and performance feedback
- Promote teamwork, accountability, and consistent policy adherence
- Ensure team alignment with established procedures
Administrative Management
- Maintain high customer service standards
- Monitor maintenance response and service completion
- Conduct regular property inspections
- Support operational functions and vendor coordination
- Manage property resources efficiently
Qualifications
- High School Diploma or equivalent required (Bachelor's preferred)
- At least 1 year of housing or property management experience
- Basic knowledge of Fair Housing laws and OSHA requirements
- Proficiency in property management software and general computer skills
Compensation & Benefits
- Pay Range: $26-$32/hour
