Aloha!

We are seeking a reliable, trustworthy, and proactive Part-Time House Manager / Property Assistant to help care for our residential properties on Maui. This is a highly dynamic, "wear-many-hats" role that is perfect for a local resident looking for flexible hours, a retired professional, organized person who is boots-on-the-ground, or anyone seeking a stable part-time gig.

You will act as our eyes, ears, and boots on the groundhandling everything from routine property checks on vacant units to helping with tenant move-ins, showing units, showing tiny homes, and running essential errands.

What Youll Do:
Vacant Property Care: Conduct regular walk-throughs of vacant units, check for leaks and presence of insects, run water, and manage moisture control (changing out desiccant bags/DampRid).
Transition from Construction: When our crews are done with building/renovating, coordinating cleaning, taking photos of the unit to help with marketing, and working with potential tenants for showings.
Tenant Support: Assist with tenant move-ins/move-outs, perform walkthrough inspections, and coordinate routine maintenance (like quarterly extermination). Some of our units coming available are listed here: www.goldenrulerentals.com.
First Responder: Act as the first point of contact for basic tenant trouble calls, assessing issues and coordinating with professional repair contractors when needed.
Gopher & Errands: Run minor errands, pick up maintenance parts/supplies, check mailboxes, deliver notices, and pickup/deliver parts to one of the crews on a jobsite.
Work with Others in the Company: We have many employees in our General Contracting company, and as we expand, this person could expand with us; we are considering making this position full-time, for the right person, to include more administrative help (email organization, entering timecards for payroll, etc.)
Helping Hand: Assist other team members with ad-hoc property needs as they arise.

What We Are Looking For:
Maui Resident: You must currently live on Maui and have a reliable, insured vehicle to travel between properties.
Trustworthy & Independent: You will have access to private homes and vacant units. Honesty, reliability, and a clean background check are absolute requirements.
Analytical/Organized Skillset: You must have a structured mind and be able to organize the different sites, different events, and plan accordingly.
Proactive Problem Solver: You are comfortable troubleshooting basic household issues (e.g., "Why is this running toilet leaking?") and have a "can-do" attitude.
Great Communicator: Prompt and professional communication via text, phone, and email is a must.
Physical Fitness: Able to lift up to 40 lbs, climb stairs, and perform light physical labor/cleaning.

Hours & Schedule:
10 to 20 hours per week (varies depending on property vacancies and active move-ins/outs).
Highly flexible schedule, though some prompt availability for tenant emergencies or scheduled showings is required.
The hours for this position are on an as-needed, on-call basis; you can set your own schedule for part-time work. Perfect as a secondary income source or a flexible local gig.
We are considering making this position full time with additional administrative duties, if the person is the right fit.

Compensation:
$26.00 to $30.00 per hour, depending on your experience, evidence of organizational skill set, background in real estate is a bonus
IRS Standard Mileage Reimbursement ($0.67 per mile) for all work-related driving.
W-2 position through Valley Isle Enterprises, Ltd, General Contractor License BC-35701
