Responsibilities
Lead and supervise the maintenance team.
Plan, schedule, and coordinate preventive and corrective maintenance.
Utilize CMMS (Computerized Maintenance Management System) to track work orders, maintenance history, and inventory levels efficiently.
Maintain detailed documentation of maintenance activities, inspections, repairs, and safety procedures.
Schedule maintenance technicians and contractors.
Oversee preventive maintenance programs for rental units.
Respond to and prioritize maintenance requests and emergencies.
Conduct property inspections and identify repair needs.
Coordinate major repairs, renovations with vendors.
Maintain accurate maintenance records and reports.
Support resident/customer service initiatives and resolve maintenance-related concerns.
Meet HUD inspectors.
Qualifications
Strong management skills with the ability to lead teams effectively and motivate staff toward shared goals.
Strong project management skills to oversee maintenance projects from planning through execution.
Excellent communication skills for clear documentation and team coordination.
