Alternatives, Inc. in Raritan, NJ is looking to hire a full-time Director of Facilities and Housing Development to join our Facilities team.
Essential Duties & Responsibilities of the Director of Facilities and Housing Development:
- Oversees all housing development projects, including identification of funding sources, grant writing, site selection, acquisition, rehabilitation, construction, lease-up, and ongoing operations.
- Supervises the Facilities Management Department, responsible for on-site maintenance and operational support.
- Supervises and negotiates maintenance and repair contracts, including but not limited to HVAC, landscaping, snow removal, construction, and other facility-related services.
- Develops, submits, and monitors departmental, operational, construction, renovation, and housing development budgets.
- Assists in the implementation and monitoring of contractual requirements related to housing development projects, grants, and funding sources to ensure compliance with all current and future contracts.
- Prepares and submits vouchers, reports, required program documentation, monthly activity reports, and Board reports related to housing and facilities operations.
- Develops, implements, and monitors departmental policies and procedures
- Coordinates and participates in Housing Development Team meetings, HUD and Facilities Management meetings to establish priorities, review project status, and maintain documentation of decisions and activities.
- Cooperates with Alternatives, Inc., funding sources, and governmental agencies during inspections, investigations, audits, and licensing reviews.
- Develops, maintains, and coordinates housing resource networks across all counties served by Alternatives, Inc. by establishing and sustaining cooperative and professional relationships with landlords, realtors, housing authorities, rental assistance programs, funding sources, and community organizations involved in housing and property development.
- Maintains professional relationships with contractors, vendors, consultants, and outside agencies to support ongoing housing development and facilities operations.
- Prepares and submits reports and required documentation to NJHMFA & CDBG
- Ability to travel to various Agency sites and properties as required lift 50 lbs.
