This is a good fit for an agent who has some real estate experience, has completed sales or rental transactions, and wants access to company-generated leads, steady monthly support, and hands-on real estate experience. We are a real estate brokerage and property management company managing residential, multi-family, mixed-use, condo, and investment properties throughout Northern New Jersey and the NYC metro area. This is a 1099 independent contractor opportunity. The position includes a starting monthly stipend, commission opportunities, and the potential for additional paid field assignments related to property management, inspections, tenant coordination, municipal matters, vendor access, and other field responsibilities. The starting monthly stipend is currently $500 per month, with the potential to increase as the company grows, responsibilities expand, and performance is proven. Most of the income potential will come from real estate sales, rentals, listings, referrals, and company-generated lead flow. The selected agent will also have support from an assistant who can help with listing lead generation, tenant communication, scheduling, follow-up, and administrative coordination. Additional Earning Opportunities In addition to the monthly stipend and commission opportunities, there may be opportunities to earn extra compensation for certain property management or field assignments. Examples may include special inspections, long-distance property visits, extended wait times, urgent access coordination, municipal appointments, vendor coordination, or other special field assignments. These additional opportunities will depend on the assignment, distance, time involved, property needs, and company workload. Listing & Lead Generation Opportunities One of the major benefits of this opportunity is access to company-supported lead generation. Cooper Real Estate Management will help provide and create lead flow for agents who are serious about following up, building relationships, and closing business. Lead opportunities may include: Seller leads Landlord leads Property management leads Foreclosure and pre-foreclosure leads Expired listing leads FSBO leads Estate and inherited property leads Divorce-related property leads Distressed property owner leads Investor and rental property owner leads Buyer and rental leads when available The company may also assist with marketing support, including mailing campaigns, lead lists, letters, postcards, online marketing, and other outreach designed to generate listing, sales, rental, and property management opportunities. Must-Have Requirements To be considered for this opportunity, you must have: Active real estate license Some real estate sales, rental, leasing, or transaction experience Reliable car and valid driver's license Ability to travel to properties throughout Northern New Jersey and/or the NYC metro area as needed Smartphone with camera, video, email, text, and GPS Laptop or computer with reliable internet access Ability to take clear photos, videos, notes, and written property updates Professional communication skills with tenants, landlords, owners, vendors, inspectors, attorneys, and municipal offices Ability to follow up consistently with seller leads, landlord leads, foreclosure leads, expired leads, FSBO leads, estate leads, divorce leads, and other company-generated opportunities Comfortable working as a 1099 independent contractor Organized, responsive, dependable, and able to work independently Willingness to do field work, property visits, inspections, showings, vendor access, municipal appointments, and tenant coordination Motivation to grow through sales, listings, rentals, referrals, and property management opportunities Principals only.
