POSITION SUMMARY
We are seeking a driven, energetic, and sales-focused Leasing Specialist to support the successful lease-up of a new multifamily community. This role is ideal for someone who thrives in a fast-paced environment, enjoys building relationships, and understands the urgency and persistence required to achieve leasing goals during a new community launch.
As a Leasing Specialist, you will play a key role in driving occupancy through proactive prospect engagement, strong closing skills, creative outreach, and an unwavering commitment to delivering an elevated customer experience. The ideal candidate is resilient, adaptable, calm under pressure, and motivated by performance results. This position requires someone who embraces a “do what it takes” mentality to help stabilize the community and create momentum from day one.
This role offers hourly compensation plus uncapped monthly commission opportunities tied to leasing performance.
REPORTS TO: Community Manager, Director of Community Management
RESPONSIBILITIES, EXPECTATIONS, AND DUTIES
Leasing & Sales
Drive leasing activity by actively managing leads, conducting tours, following up with prospects, and closing leases.
Create a personalized and engaging prospect experience that converts traffic into leases.
Confidently ask for the sale and overcome objections with professionalism and urgency.
Maintain strong closing ratios and contribute to achieving weekly and monthly occupancy goals.
Accurately document all prospect interactions, traffic activity, and follow-up efforts within the property management system.
Assist with waitlist management, application completion, and move-in coordination.
Lease-Up & Marketing Support
Support lease-up strategies designed to build awareness, increase traffic, and accelerate occupancy.
Participate in outreach marketing, open houses, resident events, local partnerships, and grassroots marketing initiatives.
Conduct competitor market surveys and stay informed on pricing, concessions, and market trends.
Provide feedback to leadership regarding prospect objections, market conditions, and opportunities to improve leasing performance.
Assist in maintaining the presentation and readiness of model units, amenity spaces, and tour paths.
Customer Experience
Deliver exceptional customer service to prospects, residents, vendors, and guests.
Respond to all inquiries with urgency, professionalism, and attention to detail.
Clearly communicate application requirements, policies, and community information to prospective residents.
Support resident retention efforts by fostering positive relationships and creating a welcoming environment.
Team & Operational Support
Collaborate closely with onsite teams to ensure smooth daily operations during all phases of lease-up.
Support community initiatives and assist with additional operational responsibilities as needed.
Remain flexible and adaptable in a rapidly changing, high-growth environment.
Contribute positively to team culture with a proactive, solutions-oriented mindset.
Assist with other projects or duties as directed or assigned.
Job Requirements:
Consistently contribute to leasing velocity and occupancy goals.
Maintain strong prospect conversion and closing performance.
Respond quickly and effectively to leads, creating a best-in-class prospect experience.
Stay calm, focused, and adaptable during periods of high traffic, changing priorities, or operational challenges.
Demonstrate persistence, accountability, and follow-through in every aspect of the leasing process.
Bring energy, urgency, and creativity to outreach and marketing efforts.
Take ownership of the community’s success and willingly step in where needed to support lease-up goals.
Build positive relationships that strengthen the community’s reputation and resident experience.
SKILLS, EDUCATION AND EXPERIENCE
High school diploma or equivalent required; bachelor’s degree preferred.
Previous experience in leasing, sales, hospitality, retail, or customer service required.
Lease-up or new development experience strongly preferred.
Proven sales ability with strong closing and follow-up skills.
Ability to work independently while also collaborating effectively within a team environment.
Strong organizational skills with attention to detail and time management.
Excellent verbal and written communication skills.
Ability to remain composed and professional under pressure in a fast-paced environment.
Positive attitude with a strong sense of ownership, accountability, and urgency.
Flexibility to work evenings, weekends, and occasional extended hours as needed during lease-up.
Experience with Entrata, EliseAI, AIRM, or similar property management software preferred.
Familiarity with multifamily housing and Fair Housing practices preferred.
