Property Manager Hybrid Residential Portfolio
Location: Kennewick, WA
Pay Range: $50,000 $60,000/year DOE
TMG is seeking a Property Manager to oversee a growing hybrid residential portfolio made up of single family homes and small multifamily communities throughout the Tri Cities area. This role is ideal for someone who thrives in a fast paced environment and understands that strong property management requires organization, communication, adaptability, creative problem solving, and follow through. You will be based out of our Kennewick corporate office, however this is not a desk only or task based role. The right person will be hands on, proactive, and capable of conducting move out inspections, managing maintenance coordination, owner communication, vacancy performance, vendor relationships, and overall property operations while helping properties run efficiently day to day. TMGs team structure is intentionally designed to create support around our Property Managers rather than expecting them to serve as the sole point of contact for every resident interaction. This role is supported by an Assistant Property Manager who handles much of the day to day resident communication and administrative coordination, along with a dedicated Leasing Agent focused on prospect communication, showings, and leasing activity. This structure allows our Property Managers to focus more heavily on portfolio performance, owner relationships, maintenance oversight, vacancy strategy, operational efficiency, and providing the level of service our clients deserve while still working within a highly collaborative and supportive team environment. The current portfolio includes approximately 120 units across seven small communities with four ownership groups, along with 67 single family homes and growing!

Responsibilities
Coordinate maintenance repairs, vendor communication, work orders, and follow up to ensure issues are resolved professionally and efficiently
Conduct move out inspections and help oversee unit turnover timelines from move out through rent ready completion, including vendor scheduling, scopes of work, and completion tracking
Oversee marketing and presentation of vacant units, including pricing recommendations, online advertising quality, showing readiness, and creative leasing strategies to help reduce vacancy
Monitor portfolio performance including vacancy, delinquency, maintenance costs, resident retention, and owner priorities
Support leasing strategy, renewal recommendations, incentives, and pricing adjustments based on market conditions and traffic trends
Serve as a primary point of contact for property owners by providing proactive communication and operational updates
Review property activity and identify trends, concerns, and opportunities for operational improvement
Oversee escalated resident concerns and partner with internal teams to help ensure a positive resident experience
Partner with vendors and internal teams to ensure properties are maintained to company and owner standards
Ensure compliance with company policies, landlord tenant laws, fair housing requirements, and property management best practices
Help improve organization, communication, systems, and overall portfolio efficiency as the portfolio continues to grow
Qualifications
3+ years of property management experience preferred
Experience with single family homes, multifamily communities, scattered site portfolios, or multiple property types preferred
Strong communication skills and ability to maintain professional owner and resident relationships
Experience coordinating maintenance repairs, vendors, work orders, and unit turns
Strong organization, prioritization, and follow through in a fast paced environment
Ability to manage competing priorities without losing sight of details
Understanding of rental marketing, vacancy management, and leasing strategy
Creative problem solving skills with the ability to adapt to changing market conditions
Understanding of property financials, maintenance costs, vacancy impact, and portfolio performance, or willingness to learn quickly
Knowledge of landlord tenant laws and fair housing requirements
Bilingual Spanish/English preferred but not required
