About the Role
Our client, a well-established organization in the residential property management and affordable housing industry, is seeking an Assistant Property Manager to support the day-to-day operations of a multifamily community. This role is ideal for someone who is detail-oriented, customer-focused, and experienced in leasing and compliance within regulated housing environments. You will work closely with the Property Manager to maintain high occupancy, ensure regulatory compliance (including HUD and affordable housing programs), and deliver a positive resident experience. The Assistant Property Manager plays a key role in supporting leasing activities, compliance administration, and overall property operations. This position requires strong organizational skills, attention to detail, and the ability to manage multiple priorities in a fast-paced environment.
  • Conduct property tours and present available units to prospective residents
  • Manage inbound inquiries (phone, email, walk-ins) and follow up on leads in a timely manner
  • Process rental applications, prepare leases, and coordinate move-in activities
  • Maintain and manage waiting lists and prospect pipelines
  • Assist with marketing and lease-up initiatives to support occupancy goals
  • Support compliance with federal, state, and local housing regulations, including HUD and affordable housing programs
  • Assist with resident certifications, recertifications, and required documentation (initial, interim, annual)
  • Prepare and process compliance paperwork, including lease renewals and Section 8/HAP documentation
  • Maintain accurate and audit-ready resident files and records
  • Coordinate unit inspections and ensure adherence to occupancy standards
  • Provide responsive and professional customer service to residents and prospects
  • Address resident inquiries and help resolve concerns in a timely manner
  • Support resident retention and community engagement initiatives
  • Enforce lease terms and community policies in collaboration with management
  • Assist with daily administrative operations, reporting, and documentation
  • Coordinate with maintenance and other site teams to support smooth operations
  • Monitor compliance deadlines and reporting requirements
  • Provide backup support to team members as needed
Qualifications
Required Qualifications:
  • High school diploma or equivalent
  • Strong customer service and communication skills
  • Excellent organizational skills with high attention to detail
  • Ability to manage multiple priorities and work in a fast-paced environment
  • Proficiency with general computer systems and property management software
  • Ability to work both independently and as part of a team
Preferred Qualifications:
  • 23 years of experience in property management, leasing, or affordable housing
  • Experience working with HUD, Section 8, tax credit, or other regulated housing programs
  • Familiarity with property management software such as Yardi
  • Working knowledge of affordable housing compliance requirements and processes
