Job DescriptionThe Maintenance Supervisor reports to the PropertyManager and oversees all the maintenance needs, physicalappearance, and service requests on the property while workingwithin the allotted budget. The Maintenance Supervisor's primaryresponsibilities are hands on maintenance of the property includinggeneral upkeep and repair to units and the grounds, ensuring theservice request tracking system is used and followed up withproperly, turn and make ready processes run smoothly, supervisingthe maintenance team, and maintaining excellent resident relationsthrough superior customer service. On call and some weekendavailability required. ** Your job responsibilities are included but not limited to itemslisted below. At Horizon, we believe in teamwork and going aboveand beyond in our position to accomplishresults.***Requirements:ESSENTIAL DUTIES AND RESPONSIBILITIES Maintain positive resident relations through superiorservice Participate in the daily operations of the property Supervise the Maintenance Team Inspects the grounds, buildings and other community featuresvarious times throughout the day to identify, minimize and correcthazardous property conditions, liability concerns, and maintainsexceptional property appearance in line with HRA standards. Fulfills resident service requests in accordance with HRApolicy while maintaining superior customer service. Trains the Maintenance team on HRA standards for maintainingexceptional property appearance and fulfilling resident servicerequests. Monitors service request turnaround time andresponsiveness, and immediately corrects if HRA standards are notbeing met. Performs unit inspections to determine move-in readiness aftermove-outs, and assist with make ready processes prior to newresident move-in both throughout the year and during turnseason. Assists Property Manager with creating turn make ready board,key replacement process, vendor key system and all other turnrelated processes, such as ordering turn supplies/appliances forthe units in a timely manner while remaining in line with theallotted budget. Additionally, oversees vendor negotiation,scheduling and contracting. Lifts and work with heavy equipment as needed. Supervises the Maintenance Team; Interview, hire and trainmaintenance team for property location. Plans and organizes tasksfor all technicians and porters before the start of each shift.Additionally, conducts performance evaluations that are timely andconstructive. Manages and maintains a preventative maintenance program thatextends the life of the community while minimizing futurerepairs. Maintains well-organized and properly stocked maintenance shopwhile adhering to safety standards, OSHA guidelines and remainingin line with allotted budget. Performs hands on maintenance while overseeing the maintenanceand repairs of electrical, plumbing, heating, ventilation, airconditioning (HVAC), carpentry, painting, drywalling, appliances,and other building systems. Performs Maintenance callbacks of assigned servicerequests. Designs, implements, and executes in-house and/or capitalprojects as assigned by Property Manager or Corporate team. Assistswith department budget estimates and costs of specific repairprojects. Ensures consistency in dealing with residents on all matters.Complies with all federal, state, and local laws relating to FairHousing. Performs after hour and/or weekend "on call" duties asassigned. COMPENSATIONWe offer an excellent compensation packet including avery competitive salary (DOE), bonus potential, health, dental, andvision insurance, life insurance, disability insurance, 401k, paidtime off, paid holidays, flexible spending account, HSA, etc. Hourly Wage: $30-40 DOE, plus bonus.
