Job Title: SITE ACQUISITION & ZONING SPECIALIST Company: Location: San Francisco, CA Description: SITE ACQUISITION & ZONING SPECIALIST ? INDEPENDENT CONTRACTORS NEEDED Black Dot Wireless is a full service consulting firm servicing middle market and Fortune 500 companies in the telecommunications industry. We are currently hiring Independent Contractors (IC) in Northern California to perform site acquisition and zoning services from Salinas Valley, Central California, to South Bay. IC?s to be paid on a per site basis based upon predetermined pay points. Following are a list of required duties, although they may not be all-inclusive: ? Identify several suitable site candidates and prepare candidate packages for review. ? Conduct successful cell site walks. ? Understand and negotiate cell site leases with potential site owners/landlords. ? Confirm legal access to the site and identify all other conditions, restrictions liens or other matters that may impact the suitability of the potential site. ? Obtain resolutions or other authorizations or consents pertaining to the execution and delivery of the lease. ? Order appropriate environmental surveys. ? Procure memorandums of lease for signature by landlord. ? Review zoning drawings to ensure they conform to agreed-upon location and plan of the lease agreement. ? Identification of permitted use areas, difficult jurisdictions, filing deadlines, approval timeframes, application requirements and zoning codes. ? Attend technical team site visits with RF engineering. ? Ensure all selected sites meet all zoning requirements. ? Perform zoning analysis for each site candidate information package. ? Obtain assessor parcel maps for each candidate. ? Perform review and redline the zoning construction drawings to verify they comply with the zoning code and design requirements. ? Prepare, review and submit all zoning applications. ? Project tracking and all other skills necessary to successfully perform in the position. Candidates must have a minimum of 2 years telecommunications experience performing site acquisition and zoning service.
