JOB SUMMARY:
The Construction Manager will work closely with property and asset management on executing property redevelopment plans. The Construction Manager will oversee various capital improvement projects for the four primary property types—retail, office, multi-family and industrial. Project scopes will vary from upgrading or replacing building systems (mechanical, electrical, plumbing, HVAC) and structural components (foundation, roofing, façade) to managing tenant fit-outs, including interior build-outs and pad site development. Primary responsibilities are project management and reporting.
Manage all phases of capital improvement projects including design, vendor selection, construction, quality control, budget management, and certification
Partner wih Asset Managers and Property Managers to establish project scopes, budgets, schedules, and deadlines
Ensure that a rigorous selection process and contracting procedure is utilized in the selection of all design professionals, consultants and contractors, and maintain a thorough understanding of contract language
Coordinate efforts of all individuals involved in project completion including, but not limited to, attorneys, architects, engineers, general contractors and municipal officials
Conduct regularly onsite project inspections, track progress of projects and generate status reports as needed
Actively manage and coordinate project meetings
Ensure compliance with company site safety requirements
Ensure maintenance of complete project files, including project meeting minutes, contracts, and related correspondence. Review and approve vendor requisitions and invoices.
Participate in the due diligence process for new acquisitions: work with property and asset managers on the development of the scope, budget and schedule for annual and 5-year Capital Budgets
Develop and maintain professional resources, relationships and expertise in each local market where the firm manages assets
Education:
Bachelor’s degree (BA/BS) with a major in Construction Management, Real Estate, Engineering or Architecture.
Prior Experience:
Five years of related experience required.
Other:
Computer skills in Microsoft Word and Excel; CAD and project management software a plus.
Excellent language and communication skills
Ability to work on multiple projects simultaneously with multiple persons
Ability to work well under pressure and adhere to deadlines
Travel is required

Create, recommend, and implement preventive maintenance program for all properties in portfolio;
Ensure assets are in compliance with NYC laws and codes; notify Legal Department of insurance claims and violations. Implement corrective measures and track violation and certificate of occupancy compliance progress;
Supervise office and field activities of property management team, superintendent, porters and other staff;
Coordinate vacant space showings with Leasing Department; occasionally show space to potential tenants;
