Facilities Engineer Position Summary: Responsibilities include maintenance, troubleshooting, and repair of biotech and lab facilities. Successful candidate will be experienced in all types of lab environment including vivariums and BSL3 labs. Candidates must posses: ? 3rd Grade City of Seattle Boiler License ? City of Seattle Refrigeration Operating Engineer or Mechanics License ? Washington State 07 Electrical License ? Universal EPA Refrigerant Handler License. Candidates will need to be available for a 24x7 on-call rotation. Essential Functions: ? Operate and maintain HVAC equipment- perform duties related to resolving tenant HVAC issues ? Operation and maintenance of multiple building controls systems and key card systems ? Replace light tube/bulb/ballast, minor plumbing and respond to other tenant requests ? Maintain the cleanliness and appearance of all machine rooms, electrical rooms, pump rooms, and cooling towers ? Routinely inspect building and equipment to determine additional maintenance or repairs required ? Operate and maintain emergency backup power generator plant ? Keep vendors, building customers, and property management teams aware and informed of operations ? Work with management team to develop budgets ? Work with management team to develop emergency plans ? Review recurring task lists in work order management system for possible changes ? Provide an update to the Property Manager with progress and improvements made in all aspects of the property and the services being provided Education, Experience and Skills Required: ? High School Graduate or GED ? 1,000 hours of schooling related to the Commercial and Industrial Engineering and operations field ? 4 years experience performing a variety of maintenance activities including labs and Vivariums ? Ability to lift/push 50 pounds ? Strong verbal and interpersonal skills ? Strong computer skills including Microsoft Office, HVAC control systems, building security and badge systems and automated work order systems ? Valid Drivers License and proof of automobile insurance

Property Management Company is seeking a Building Engineer to be part of a hands-on management team. Desirable characteristics include but are not limited to: Strong attention to detail Hands-on approach Self-starter with ability to work with minimal supervision Excellent written and verbal communication skills Ability to work with all levels of internal staff, clients and prospects Ability to work on multiple projects and daily routine tasks simultaneously Ability to handle confidential client and company information Support the team and its goals Positive response to the concerns and needs of the tenants Be knowledgeable and able to perform the following: Repair minor electrical problems (i.e., change out switches, receptacles, fixtures, ballasts). Analyze, diagnose and resolve systems problems discovered while performing preventative maintenance and responding to tenant requests. Respond to emergency situations such as fire alarm, major leaks, power interruptions, elevator entrapments, and medical emergency. Understand the operation of the building fire alarm life safety systems. Understand the functions of the buildings energy management program and be proficient with changing settings and system diagnostics. Perform minor repairs to locks, doors, hinges. Monitoring contractors services pertaining to major building systems (cooling towers, generators, lighting, electrical switchgear, fire alarm and sprinkler system). Document operating conditions of building systems as directed. Self perform preventative maintenance, building inspections and repairs to building systems. Repair minor plumbing problems (i.e., change out bibs, seats, flush valves, faucets, soap dispensers, water heater, pressure safety, etc.). Maintain adequate stock of supplies and materials; assure workshop/storage areas are organized, clean and safe. Continuously inspect the property for safety hazards that pose a liability or potential liability and corrects same immediately, advising supervisor of necessary action. Participate in a standby emergency schedule for evening, weekend and holiday coverage.
