Qualified property manager candidates are expected to face favorable employment demands for property management jobs through 2014.  Professionals will be needed due to occupational growth, the changing demographic composition of the population, and owners becoming more aware of the benefits offered by these professionals.  As the general population ages, there will also be an increased need for assisted living and retirement facilities which commonly employ property managers. 

Property manager occupations revolve around a number of real estate concepts and practices, so knowledge associated with these industries is necessary for success.  Professionals are often employed by real estate owners to operate properties and facilities for a fee.  Candidates may work in commercial fields, but the majority of candidates are located in residential facilities.  Commercial property managers commonly operate the business as well as manage all aspects of the property. Collecting rent, paying expenses, delegating tasks, and reporting to owners are also necessary. 

Residential property managers act as a liaison between owners and tenants.  They carry out specific employer instructions, control expenses, increase profits, and safeguard investments.  Tenants also benefit from the assurance they offer.  Tenants may only have contact with these professionals when problems arise, but they are always available.  Residential professionals may find or evict tenants, handle all repairs, maintenance, renovation, cleaning, snow removal, or landscaping if necessary. 

Professionals may also care for vacation or second homes.  Duties for these positions commonly revolve around security assurance.  They may install extra security measures or even house sit while residents are away from their homes.  They are responsible for shipping or storing necessary goods, and ensuring homes are stocked, cleaned, staffed, and ready for the owners.  They must be able to organize a number of tasks at a moment’s notice.

A property manager position usually provides professionals with a clean and modern office, but little time may actually be spent working there.  On site managers spend a large amount of time at the buildings, or facilities they manage in order to solve issues as they arise.  Time outside of normal business hours may be required for showing apartments or buildings, and associates may be required to be on call for nights and weekends.  Schedules are generally flexible, but require a large amount of dedication. 

Training varies depending upon each specific employer, but graduates with associates, bachelors, or masters degrees are preferred.  In addition to educational requirements, professionals experienced in various real estate fields will have the best overall prospects.  Some positions may require property managers to train under experienced professionals before they are able to move into higher responsibility and higher paid positions.   Prior sales experience is generally helpful due to the amount of showing and selling professionals must do for rental or lease properties.  The most successful candidate will have excellent negotiation, persuasion, and analytical skills.
